By accessing the Website or making a booking, you agree to be bound by these Terms. If you do not agree, please do not use the Website or make a reservation.

2. Services Provided
Villa Santa Rosa SL offers the rental of a single private villa (“the Property”) located in Viladrau (Girona), available only as a whole property for exclusive use — not by individual rooms or shared occupancy. The Company also organises curated events, wellness retreats, and related private experiences (collectively, the “Services”).
All bookings are accepted for the entire Property and are subject solely to calendar availability for the requested dates. Each booking is governed by the specific terms displayed at the time of reservation — including rates, taxes, payment methods, and cancellation conditions — and confirmed in writing in your booking confirmation.
Legal status: The Property operates under a private rental regime and complies with applicable Catalan housing regulations. We do not operate as a hotel or guesthouse and do not offer room-by-room rentals.
3. Booking & Payment
- Bookings may be made online through the Website (via Stripe) or directly by email or messaging with our team.
- All prices are shown in Euros (€) and include applicable VAT (IVA) unless otherwise stated.
- A booking is confirmed only after full payment has been successfully processed (for online bookings) or received in our account (for offline IBAN transfers).
- Different Services may have specific payment terms (e.g., full prepayment for retreats or experiences); these are shown at checkout or in your written offer.
- Rates, taxes, and inclusions may change prior to confirmation. Once confirmed, your price is fixed except for agreed amendments.

4. Cancellations & Refunds
- Each booking is governed by the cancellation terms shown at the time of reservation and in your confirmation email.
- Refund eligibility depends on the notice period and offer type. Where refunds apply, they will be processed to the original payment method; processing times vary by provider.
- No-shows and early departures are treated as cancellations after the permitted period and are non-refundable unless otherwise stated.
- Non-refundable or promotional rates cannot be modified or refunded unless required by law.
- If we must cancel your booking for any reason beyond your control (for example, technical issues, force majeure, or unavailability of the Property), you will receive a full refund of all amounts paid or, if you prefer, the option to reschedule on mutually agreed dates.

5. Tourist Tax
Our Property is rented as a single private villa and not as individual rooms. It does not fall under the tourist accommodation categories that require separate tourist tax collection under Catalan law.
Accordingly, no separate tourist tax is charged to guests. All local taxes and charges applicable to the rental are already included in the total price shown at the time of booking.
6. Use of the Website
When using the Website, you agree to act lawfully and refrain from any misuse, including:
- uploading or distributing malware, viruses, or harmful code;
- attempting to gain unauthorised access to systems or data;
- using automated tools (scrapers, crawlers, bots) to collect data or interfere with operations;
- copying or reproducing content for commercial purposes without permission;
- violating any law or third-party rights through use of the Website.
We may suspend or restrict access if we believe these Terms have been breached and may report unlawful activity to authorities.
7. Intellectual Property
All materials on the Website — including design, text, images, videos, and overall look & feel — are protected by copyright and related rights and are owned by Villa Santa Rosa SL or our content licensors. You are granted a limited, revocable, non-exclusive licence to access and use the Website for personal, non-commercial purposes only.
Any reproduction, redistribution, framing, mirroring, or republication of Website content without our prior written consent is prohibited.
“Villa Santa Rosa” is our company and trade name. Any other names, logos, or marks appearing on the Website are the property of their respective owners.

Our total liability related to a booking is limited to the total amount you paid for that booking. Nothing in these Terms limits liability for death, personal injury, fraud, or any matter that cannot be lawfully excluded. Your statutory rights as a consumer are not affected.

These Terms are governed by the laws of Spain. The courts of Girona have jurisdiction over disputes arising from or relating to these Terms.
